We have a new logo and new look.  Our logo is based on bamboo & key for their symbolism:

1. What looks Weak is Strong: Stand tall, believe in your own strengths, and know that you are as strong as you need to be. Remember too that there is strength in the light, in openness and transparency. There is strength in kindness, compassion, and cooperation.
3. Be Strongly Rooted: The bamboo is remarkable for its incredible flexibility. This flexibility is made possible in part due to the bamboo’s complex root structure which is said to make the ground around a bamboo forest very stable. Roots are important, yet in an increasingly mobile world many individuals and families do not take the time or effort to establish roots in their own communities. The challenge, then, for many of us is to remain the mobile, flexible, international travelers and busy professionals that we are while at the same time making the effort and taking the time to become involved and deeply rooted in the local community right outside our door.
3. Be Always Ready: As the great Aikido master Kensho Furuya says in Kodo: Ancient Ways, “The warrior, like bamboo, is ever ready for action.” In presentation or other professional activities too, through training and practice we can develop in our own way a state of being ever ready. Through study and practice we can at least do our best to be ready for any situation.
4. The key not only recognizes our relationship with our clients but the providing one of shelter with a home purchase.  We believe that Real Estate is not only good for investment but allows people to achieve a sense of place in this world and stability in their lives.

Being born and raised in the Islands, I feel I have an innate knowledge of Hawaii Real Estate. Whether helping people buy their dream home or sell their properties I am always committed to make the process go as smoothly as possible. My absolute favorite part of my job is seeing how happy my clients are when I hand them the keys to their new home. I love meeting new people through my work and I hope to make a difference in their lives. In my free time I enjoy soaking up the sun and swimming at one of Maui’s many beautiful beaches.

I am a very proud mother of two amazing children Kekoa & Amaya and the lucky wife of Kekaulike High Schools JV head coach Jon Alamillo. I love living on Maui and I am blessed to be able to help people find their very own, perfect piece of paradise.

Our Favorite Beaches
Many visitors come to Maui for our beaches.  Before visiting our beaches know the water conditions.  When in doubt don’t go out!  Morning is best for snorkeling.  Typically, on South and West beaches the water has less wave action prior to noon.  This may vary with weather/swell patterns.  Remember to wear waterproof sunscreen.   We have different types of beaches on Maui.  Some are perfect for a sunset stroll, others for surfing and others for swimming and snorkeling.  Match the beach with the activity you have in mind.  Our website gives a bit about each beach and is divided by South, West, East and North areas of Maui.  Feel Free to visit
Our favorite beaches in South Maui are Maluaka fronting the Makena Beach Resort, and Charlie Young at the north end of Kamaole Beach I.  Maluaka gets our pick for best beach due to the amazing snorkeling, reefs and turtles you can find.  Visit the left side of the beach and head out by the rocks.  Charlie Young is our “go to” beach and has a very laid back feel. The sand is soft and it is very relaxing there.
Our favorite beaches on the North Shore are Ho`okipa and Pa`ia Bay. Ho`okipa for the amazing surfing, and surf watching and Baldwin Beach for the long stretch of beach perfect for Sunday strolls and easy in and out on the left side “baby beach” or the right side has a bowl shaped area perfect to swim in.

The West Side has too many wonderful “hidden treasure” beaches to count.  Turtles abound and whales can be seen just off shore during whale season.  We don’t know of anyone who doesn’t like Ka`anapali Beach especially the famous Black Rock area near the Sheraton.  Parking can be difficult.  There is a beach park for North Ka`anapali beach just past the Honua Kai development that has plenty of parking and a great beach too.

Last, but certainly not least are the beaches in Hana.  You haven’t experienced Maui until you visit Wai`anapanapa State Park and go to Pa'iloa black sand beach and explore the Hawaiian history there.  Hamoa beach just past Hana town has been voted “Best Beach” in the USA by Dr Beach.  We recommend the left middle section for safer swimming and surfing is best middle to right.  Don’t forget to pack you picnic or stop at Bruddah Hutts outside Hana town on your way to Hamoa Beach.

Mortgage News

Many of our buyer clients don't realize there are many mortgage programs out there with less than 20% Down Payment.  We thought we would outline a few:

USDA- Good for use in most of Maui, this is a 100% no down payment financing option

VA Loan- another 100% no down payment type of loan.  If you used it once but no longer own the property than you can qualify to use it again.  If you didn't use the full benefit on the last property (for example a 200k condo) you are eligible to use up to the VA maximum which for Maui is over 600K. 

FHA Loan- for first time home buyers this 3.5% down payment loan can be a good option.
FHA203k Loan- a fixer up loan for first time buyers good when you are considering homes that need repair.

Conventional Loan-5% OR 10%- down options are available. Mortgage insurance may still apply.

Sellers may also be asked to contribute to your closing costs but generally expect to make up for the contribution in price you are offering on their home.

Maui Real Estate Statistics

Brief Maui Statistics Overview:

YTD - Residential unit sales increased (142 homes sold / +7 units / +5% change YTD), average sold price = $828,747 (+8% change YTD), median price = $609,000 (+7% change YTD) and total dollar volume sold = $117,682,111 (+13%YTD).

YTD - Condo unit sales increased (185 units sold / +7 units change/ +4% change YTD), average sold price = $590,630 (-6% change YTD), median price = $405,000 (-8%YTD). Total Condo dollar volume sold = $109,266,496 (-3% change YTD).

Land – NOTE: Land Lot sales are such a small sampling that statistics in this property class are not necessarily reliable indicators. Big percentage changes may be misleading or misunderstood so be careful. The number of Land lot sales exactly match Jan.-Feb. 2015 YTD (25 lots / 0 units change / 0% YTD change), average sold price = $619,934 (-12%), median price = $515,000 (-6%), Total dollar volume = $15,498,361 (-12% YTD).

Total sales for immediate past 12 months: Residential = 1,032 (with 11.6% being REO or Short Sale), Condo = 1,206 (5.9% REO or SS), Land = 154 (3.2% REO or SS). NOTE: 35.7% of these Sales in the last 12 months have been CASH transactions. As of March 5, 2016 - Active/Pending-Continue to Show/Contingent status inventory:

Current Absorption Rate base on this month’s Active/Pending-Continue to Show/Contingent status inventory divided by February Sales: Residential = 11 months, Condo = 10.8 months, Land = 18.7 months of inventory. For Absorption Rate enthusiasts who calculate only pure “Active,” (not any pending/contingent) divided by February Sales: Residential 586 “Active”/69 Sold = 8.5 months. Condo 943 / 102 Sold = 9.2 mos. Land 338 / 20 Sold = 16.9 months of inventory.
